  • the Seller's obligations. Keep all utilities registered in her name and pay them through Nov 2. Maintain the property, appliances and systems in substantially the same condition as at settlement. Deliver it broom clean with all trash and debris removed. Carry insurance on her own personal property and liability.
  • Buyers' obligations. Carry homeowner's insurance from settlement forward. They bear casualty risk — fire, flood, act of God — during the occupancy, except for the Seller's own intentional or negligent acts. Their policy is primary if coverage overlaps.
  • Keys. One set to the buyers at settlement. All remaining keys, mailbox keys, fobs, codes and digital keys at the Nov 2 deadline.
  • Vacating early. the Seller must give at least three days' written notice. She stays responsible for maintenance and utilities through Nov 2 unless the parties agree in writing that the buyers take exclusive possession sooner.
  • Deposit release. Buyers inspect and deliver a written deficiency list to the Seller and the Title Company within three business days after the deadline — by Thu Nov 5. No list in that window and the Title Company is irrevocably instructed to release the $5,000 to the Seller.
